Can a Reverse Mortgage Help You Stay in Your Florida Home?

For many South Florida homeowners aged 62 and older, the home they've lived in for decades represents their single largest financial asset. But too often, that wealth sits locked up in equity while monthly expenses keep climbing. A reverse mortgage is one way to change that — and it's one of the most misunderstood financial tools available to seniors today.

What Is a Reverse Mortgage?

A reverse mortgage is a loan that allows eligible homeowners aged 62 or older to convert a portion of their home equity into cash — without having to sell the home or make monthly mortgage payments. The most common type is the Home Equity Conversion Mortgage (HECM), which is insured by the federal government.

Unlike a traditional mortgage where you pay the lender each month, with a reverse mortgage the lender pays you. The loan balance grows over time and is repaid when you sell the home, move out permanently, or pass away.

Who Qualifies?

To be eligible for a reverse mortgage in Florida, you generally need to be 62 years of age or older, own your home outright or have significant equity, live in the home as your primary residence, and keep up with property taxes, homeowners insurance, and basic maintenance.

How Can You Receive the Funds?

You can receive your funds as a lump sum payment, monthly disbursements, a line of credit you draw from as needed, or a combination of the above.

Is a Reverse Mortgage Right for You?

A reverse mortgage is not the right fit for everyone. It depends on your financial situation, your goals, and how long you plan to stay in your home.
